What actually happens, step by step.

  1. Get pre-approved

    Before anything else, find out what you can actually borrow. It takes a day or two and it changes what you look at.

  2. Search

    We narrow by what matters to you, not by what is easiest to filter. Commute, schools, land, layout.

  3. Make an offer

    Price is one term among several. Timing, contingencies and repairs often matter more.

  4. Inspection

    You find out what you are actually buying. Almost every house has something. The question is whether it is a dealbreaker.

  5. Appraisal and financing

    The lender confirms the number. This is where deals quietly wobble, and where having someone watching matters.

  6. Closing

    Signatures, funds, keys. We are there for it.
